It estimates how long it would take for the homes currently for sale to be absorbed if no new homes came onto the market.
Lower inventory generally means sellers are competing with fewer homes.
This compares how quickly homes are coming onto the market with how quickly they are going under contract.
Above 50% means inventory is shrinking. Below 50% means inventory is growing.
We use this as a forward-looking indicator of where supply may be heading next.
These tell us what homes have already been doing.
Days on market shows how long sold homes took to attract a buyer.
Percent of list price shows how closely those homes sold to their asking price.
