Should You Trust Zillow to Accurately Price Your Home?
Should You Trust Zillow to Accurately Price Your Home?
If you're thinking about selling your home in DuPage County or the surrounding Chicago suburbs, chances are you’ve checked your Zestimate on Zillow. And while it might give you a ballpark figure, the real question is: Can you actually trust it? The short answer is, not really. Relying solely on Zillow for your home’s value can lead to overpricing, missed opportunities, and major stress during the sale process. In places like Glen Ellyn, Wheaton, and Lombard, a professional, local evaluation is far more reliable than a nationwide algorithm.

Zillow Relies on Algorithms
Zillow uses an algorithm that pulls from public data, like square footage, number of beds and baths, and recent neighborhood sales. But it’s never seen your kitchen remodel, your finished basement, your location in a cul-de-sac, or the fact that your backyard faces a forest preserve instead of a busy road.
Here’s what Zillow can’t account for:
-
Recent upgrades or renovations
-
Lot orientation and views
-
Curb appeal and staging
-
Local market momentum
-
School district influence
-
Buyer demand in DuPage County or specific towns like Wheaton
Even Zillow Admits Their Estimates Are Often Off
According to their own website, Zillow states that their Zestimates are only within 10% of the final sales price about 71.5% of the time. That’s a huge margin when you’re dealing with a six- or seven-figure asset.
And in one famous example, Zillow’s own former CEO sold his home for 40% less than the Zestimate value. The home was estimated at $1.75M and sold for just over $1 million.
That should tell you everything you need to know.
In the Chicago Suburbs, Local Knowledge Wins
Real estate in the Chicago suburbs is not the same as Seattle, Phoenix, or Miami, and national tools like Zillow simply can’t reflect the nuances of our market. A home backing to Churchill Woods isn’t the same as one backing to a gas station, even if they’re both 2,400 square feet with 4 bedrooms.
That’s why you need someone local, someone who’s walked hundreds of homes in your price range, knows what buyers are actually looking for, and can tell you why your home may be worth more (or less) than the one down the street.
The Best Way to Get an Accurate Home Value
Zillow might be a starting point, but it should never be the final word. Here’s what you really need:
-
A detailed walk-through by a local real estate expert
-
A market analysis that includes current listings, under-contract homes, and sold comparables
-
Insights into buyer behavior in DuPage County right now
-
A custom strategy based on your home’s strengths and your timing
At The Bulava Group, we’ve sold thousands of homes across the Chicago suburbs, and we know what moves the needle in this market.
