This signals that the buyer is fully committed and the deal is officially moving toward the finish line. What Does It Mean When Contingencies Are Removed?

Contingencies, like home inspection, appraisal, and financing, are built-in protections for the buyer. Once these are removed, it means:

  • The buyer has completed all inspections

  • Their financing is officially approved

  • They’ve accepted the appraisal value

  • No other deal-breaking conditions remain

In short, the transaction is now locked in, and you can start preparing for closing.


The Final Walkthrough

Before closing, the buyer will do a final walkthrough of the property. This isn’t another inspection, it’s simply to confirm that:

  • The home is in the same condition as agreed upon in the contract

  • Any requested repairs have been completed

  • No damage or unexpected changes have occurred

This step usually happens within 24 hours of closing and gives the buyer peace of mind.


Getting Ready for Closing Day

Now that contingencies are cleared, the final step is to schedule the closing at the title company. This is when:

  • The buyer signs their loan documents

  • Funds are transferred

  • Ownership is legally transferred

As the seller, your job is to make sure you’re completely moved out by closing day and that the home is left in broom clean condition, which means clean floors, cleared surfaces, and no trash or belongings left behind.


What Does “Broom Clean” Actually Mean?

While it might sound vague, “broom clean” is a real estate standard. Think of it this way:
Would you be okay moving into your home as-is if you were the buyer?

Here’s a quick checklist:

  • Vacuum and sweep all floors

  • Wipe down counters and cabinets

  • Remove all personal belongings and trash

  • Leave behind any items agreed to in the contract

If prior arrangements were made (e.g., you’re leaving a fridge or washer/dryer), make sure that’s clearly documented and respected.


You’re Officially Closed!

Once funds are received and paperwork is signed, the deal is done. You’ve officially sold your home, and you’re on to your next chapter.
